RESERVATION POLICIES

• A valid credit card is required when making a reservation.
• We accept VISA/MC, Discover.
• Payment is due for all nights reserved upon arrival.
• It is your responsibility to book the right accomodations for your visit.
• There may be a $20 rebooking fee to change a reservation more than once.
• Group reservations require a 50% non-refundable deposit.
• Multiple night stays may require a 50% non-refundable deposit.
• We reserve the right to assign cabins numbers and standard rooms at check in.

CANCELLATION PERIODS

• Your no-fee cancellation period is established with reservation confirmation.
• The minimum cancellation period is 72 hours prior to scheduled check-in date.
• The maximum cancellation period may be up to 8 weeks for multiple night/room stays, holidays, and kitchen suites.
• Reservations cancelled after the no-fee cancellation period has lapsed will be charged for full stay.

SMOKING POLICIES

1. All of our rooms are non-smoking.*
2. You may smoke outside of your room. Please ask us for an ashtray and keep the outside door and window to your room closed.
3. Occassionally, guests choose to smoke inside their rooms, bathrooms or cabins thinking no one will notice. This is a small property and it never works.
4. If you choose to smoke in our rooms or cabins:
   • You will be charged a minimum of $120.00 dollars to deep clean the room.
   • You will be charged an additional nights lodging at the current rate you are paying to allow the room to air out after we clean it.
   • You will probably be asked to leave.

   *Please respect the allergies/sensitivities of others.

DAMAGE TO OR LOSS/THEFT OF PROPERTY

1. Accidents happen. Please report any damage you may have inadvertenly caused and we will find the optimal way to resolve the matter.
2. Intentional damage with malice will result in a police report and a fee being charged to you to include the cost of the repair, the time it takes to resolve the matter. and any lost revenue.
3. We take all reasonable steps to prevent theft or damage of your items and we ask you do the same for ours.
4. If you forget something, we will mail it to you C.O.D. If you accidently wind up with something of ours (towel, blanket, pillow, key, etc), please mail it back to us.

SPECIAL RATE PERIODS

Little matters:

Only approved guests can bring firearms on the property. Pets (of course) are not allowed in the hot tub, showers, or bathtubs.

We reserve the right to adapt rules as we see fit considering our guest's safety, comfort, and reasonable expections as our our highest priority - that is to say ALL of our guests get what we believe is the greatest comfort we can strive to give.

Do not break the law while driving our Jeeps. Your insurance will not cover you and you will likely experience heavy penalties.
